TheMedini Central will be a central hub of destination lifestyle options for everyone. The scheme aims to use the project as a prime example of setting a new benchmark in creating a chain reaction for other surrounding developments to take precedence from. This catalyst will formulate and spawn a new luxury and economical industrial standard of housing, offices and retail bringing it to a new level high. The site location plays a strategic importance of acting as a gateway to the entire Iskandar Malaysia development and therefore has to be treated as a significant landmark icon. The framing of this landmark now takes great importance as the architecture has a higher purpose to tie the northern, southern, eastern and western districts together. Each phase breaks into several sub-phases allowing for a very flexible strategy and feasible method to construct the project and realize the eventual dream. Further to this, every building has been specifically laid out to maximize the flexibility to sub phasing, parceling, and constructing each individual component independently. The entire project would have no basement parking to further facilitate the time to construct each sub-phase which facilitates and increases the speed of construction and at the same time lowering the cost of constructions. Designed to have clean lines and simple forms which are elegant and soothing, the challenge of the design was to create a high density project that appears integrated and free. The starting point of the project identified certain key axes which optimizes the commercial and residential value. Zoning for residential blocks have be carefully considered to enable beautiful view corridors into lush cascading landscapes but also avoiding overlooking into other units. The blocks are also positioned to maximize views to the golf course and lakes to the southern side and north to the retention pond (lake view) and east to the coastal view separating Singapore and Medini. The commercial offices flank the main street axis in order to maximize their exposure to the main street giving them maximum advertising exposure creating further value to the iconic architecture of the buildings.
The previous landscape area which was located in the south east corner of the site was not allowing the users to enjoy the potentially lush green space and therefore we have re-designated the green space to spread around the site and buildings forming a protective layer around the buildings whilst creating ecologically sound spaces which brings the concept of a natural habitat back into the development. The design has not only complied to the green requirement but has increased it's percentage of area to enhance and integrate the project together to value add to the project as a green city. Another strategy which the project aims to undertake is to have complete physical integration of the connectivity of the buildings through bridges, covered corridors, link-way and walkways. The effect of doing this would enable a sharing of facilities and of different lifestyles and functions of retail, residential and commercial elements forming the marriage of harmonious and ideal living environment.
Similar to a drop of water causing a rippling effect or the fire-ball of a nuclear explosion, the end result is the same. The design and creation of Medini Central will be the driving force to shape and craft the making of the greatest city ever made. After all, great cities are not accidents of nature. They are meticulously created.
